Buying a home is one of life’s most exciting milestones—and being prepared can make all the difference. This step-by-step guide is designed to help first-time buyers understand what to expect, minimize stress, and stay focused on what matters most: enjoying the journey to homeownership.
Good news — you’ve already found one. My job is to guide you through every step of the process with clear communication, smart strategy, and your best interests at the forefront.
Connect with a trusted mortgage lender to complete a loan application and get pre-approved. This step gives you a clear understanding of what you can comfortably afford based on your income, credit, and overall financial picture. A pre-approval not only strengthens your buying power but also shows sellers you’re a serious and qualified buyer—giving you an edge in competitive markets.
Now the fun begins—start exploring homes online to get a feel for what’s out there! As your agent, I’ll also set you up with personalized alerts and hand-picked listings that match your criteria, so you never miss an opportunity.
Once you’ve found homes that catch your eye, we’ll schedule private showings at times that work best for you. This is your chance to walk through each property, ask questions, and get a true feel for what could be your next home.

Once you’ve found the right home, we’ll review recent sales, discuss strategy, and craft a competitive offer tailored to your goals. I’ll guide you through the terms, pricing, and contingencies to ensure your offer is strong and well-positioned for success.
Once your offer is accepted, you’ll submit your initial deposit—typically 1% of your total down payment—via check or wire transfer. This amount is held securely in an escrow account by the seller’s attorney and applied toward your purchase at closing. It’s a key step in showing your commitment to the transaction.
We’ll schedule a licensed home inspector to thoroughly evaluate the property’s condition. If any issues arise, we’ll review the findings together and, if necessary, negotiate repairs or credits with the seller to protect your investment and peace of mind.
Once we’re under contract, your lender will order an appraisal to confirm the home’s value. During this time, you’ll also secure homeowners insurance—a requirement for closing. I’ll coordinate closely with your lender to ensure all documentation is submitted and timelines are met as we move toward final approval.
Before closing, we’ll schedule a final walkthrough of the home. This is your chance to ensure the property is in the agreed-upon condition, any negotiated repairs have been completed, and everything is ready for a smooth handoff.
Once your lender gives the clear to close, we’ll head to the closing table to sign all final documents. You’ll bring valid ID and any remaining funds needed to close. Once everything is complete—you’ll receive the keys and officially become the new homeowner!
After signing the final paperwork, you are officially the new owner of your home! While it may take a day or two for your loan to fund and the transaction to be fully recorded, once the seller receives the proceeds, you’ll be cleared to move into the home of your dreams.
